CHALLENGE

What do you get when you combine a lot of character with some home-spun DIY? In the case of this charming mid-century bungalow, a lot of structural issues. The previous owners had taken liberties with unpermitted home projects, removing load-bearing beams and cutting the structural floor system. Therefore, massive re-engineering was required to make the home safe and meet the needs of the new owners. 

SOLUTION

The changes needed were urgent. We worked our schedule to accommodate starting the project quickly, even during COVID-19 when the construction industry was in upheaval. We added structural steel to existing beams to prevent them from failing and rebuilt existing floor systems. Personal attention was a key difference-maker in creating a safe, timely, and successful outcome for the homeowners.

OUTCOME

In addition to structural fortifications, we rearranged the layout of the house to make it more inviting and accommodate a family of six with various ages and needs. With the updates, the house can flex with the needs of the family, especially as overseas relatives come to visit.
